The prices of building plots in Poland continued to climb in 2023, with each quarter showing stronger increases. In the fourth quarter, land prices in major cities like Warsaw, Kraków, and Gdańsk rose by 4-6% quarter-over-quarter. Warsaw led with a 5.2% increase, reaching record highs.
Year-over-year, price growth varied from 8% in Warsaw to over 18% in Łódź and Gdańsk. Notably, smaller towns and regions like Dolnośląskie and Warmińsko-Mazurskie also saw significant rises, with some areas experiencing increases of up to 6%.
Despite these hikes, price growth for land remained slower than for residential properties, highlighting different dynamics in Poland’s real estate market.
These trends suggest continued demand for land across Poland, driven by both urban expansion and regional development, though at a pace that remains more tempered than that of housing markets.
