What sets apart a house in Poland that can be purchased at an exceptionally low price? Primarily, it’s the lack of buyer interest. For a buyer looking for a house with high potential, the only cases where one might find a gem are those houses whose owners do not list them on online portals but only advertise by posting information on the fence. They do not contact real estate agencies. Searching for such houses is a kind of adventure. Those that have been listed on advertisement portals and priced below the market average usually disappear quite quickly, bought by Poles. However, even here, there are situations where one can find a house with great potential. Again, the condition is low buyer interest, so one should look for houses that need renovation.
The most popular budget-friendly property types in my agency.
Property types are determined by the visions guiding the buyers.
Thus, individuals preparing to spend their retirement in Poland often choose homes in small towns near cities, both small and large.
Visionaries planning to organize accommodations or tourist centers look for houses with large plots near tourist resorts, typically within a radius of about 30 kilometers.
Renovators aim to purchase homes in poor condition to refurbish them. These properties are most often located a short distance from cities such as Kraków, Wrocław, or Warsaw.
How do we find homes for sale in Poland with high potential?
Sometimes you can find a house that can be called a gem on an advertisement portal. However, competition immediately arises, meaning other people are also planning to purchase it. I wish I could say that I have a magical method for finding such houses, but unfortunately, that is not the case. It most often happens by accident. Our work requires us to travel all over Poland, and if a destination cannot be reached by train within a reasonable time, I choose to drive. Traveling between small towns, one can stumble upon advertisements for the sale of houses and plots. This is a source that allows for finding a house at a really favorable price. Of course, other aspects come into play, but once you have a general view and the owner’s phone number, everything becomes much simpler.
House prices per square meter by voivodeship.
In my opinion, aggregated data on house prices aren’t very valuable, especially when it comes to homes in small towns. However, they do give a general idea about the price range. Details make the difference, and the houses included in the summary can be called inexpensive homes with potential. This is how I present the data from June 2023 to June 2024 for the provinces.
- Małopolskie voivodeship: average price: 640 000 zł ($160 000), min: 390 000 zł ($97 500), max: 1 235 000 ($305 000)
- Warmińsko-Mazurskie voivodeship: average price: 590 000 zł ($146 000), min: 259 000 zł ($64 100), max: 890 000 zł ($ 220 000)
- Śląskie voivodeship: average price: 670 000 zł ($166 000), min: 420 000 zł ($105 000), max: 789 000 zł ($ 197 000)
Where to Find Your Dream Polish Recreational House at Low Cost
Personally, I’m not fond of the Polish Sea, but there are those who enjoy being by the sea in mild temperatures. If so, look in the northwestern part of the Warmian-Masurian Voivodeship. West Pomeranian (Zachodniopomorskie) and Pomeranian (Pomorskie) are characterized by higher house prices; it’s hard to find a decent home at a low price there.
If you are interested in being close to the mountains, ranking the provinces by price from highest to lowest looks like this:
- Małopolskie
- Dolnośląskie
- Podkarpackie
- Śląskie
- Opolskie
In other regions of Poland, finding homes at low prices, you will find them in rural, forested areas or small towns. Text cannot capture the charm of any house, which is why I encourage you to get in touch. I will be able to present you with offers along with interior videos or videos of the plots.
Key Information for Non-EU citizens
Buying a house in Poland, which includes property with a building plot, is not complicated for individuals from the EU or EEA. However, for those outside the EU, it requires a permit to purchase the property. The process of issuing this permit usually takes up to three months. Additionally, if you are considering taking out a mortgage, you should be prepared for an extra month or two. In total, this amounts to 4-6 months. In the case of houses with little interest, the owner may agree to sign a preliminary agreement for such a period. If you need more information about process, check here.
Conclusion
Modern Polish houses are excellent, but when you are looking for low-cost houses that have been built in picturesque scenery, it’s necessary to seek among the older ones. If you are a patient bargain hunter, I encourage you to join the search. If you want my help, check me out here.
